7. From what I’ve seen absolutely not. You can’t. That said your going through a learning experience. Hire some reputable contractors and learn from them. Get in there with them and learn from them. Pretend you work for them. You hired them. You pay them. They will let you learn. Just stay enough out of their way when obvious. Next flip your doing way better. Learn from this don’t let it get you down. A lot of people who flip houses do quite a bit of the easier stuff on their own. Increases profit plus they have a grip on what contractors are doing. Best of luck Joe. Seriously you gotta learn how to do the basics. Your doing that now. Every good flipper puts in their own share for profit margins. Don’t get discouraged. 16. Joe, do yourself a favor and get an estimate from a licensed contractor for some of the bigger projects that need fixing. Some contractors will give free ones but even if you have to pay a little it would benefit you. You have paid way too much out now with very little results.

19. Hey Joe, stay positive bro I've been exactly where your at. After doing 10 yrs in Cali I got out worked really hard changed my lifestyle went to school for havc and know doing ok. Anyways I also flipped a CPL homes and let me tell you, you must be on top of things and sometimes its way better to pay a professional to do things that are outside of your rehlm yes it's money but it will be done once and correct . Key words time is money. Hang in there the first one is the hardest it will get easier and if the market isn't good to sell rent it for a year advise don't rent to friends and family.
