APS is getting into real estate. Whether flipping houses. Or finding one to turn into a halfway house. Today we share the first one we got to look at. A mobile home. And this went super wrong at first. Then it went even more wrong. Wait till you see what we stumbled upon. Joe stop playing the violin when you know exactly what your up to and what the consequence of your actions are. You're obviously not dumb. Definitely do not become a landlord if your touchy feely about peoples circumstances. That trailer is a piece of crap suitable for people trying to get on their feet. Expect lots of turnover, but you'll make a good return. Don't bother renovating it so much. Do you own the land where the trailer sits? If not it's like buying a boat. The trailer probably has no value and the 2 best days you'll have is when you buy and when you sell it. If you own the land, bide your time to buy a new used trailer.
Run like the wind bullseye. This place is not worth the money and more money to fix it. You can find something in better condition. It is nit a nice couch when the place is full of roaches. You have no idea if the plumbing and electric need replaced.

Don't feel dumb about going to the wrong trailer you didn't pay attention cause you were doing a lot of things while you were trying to find the office. Eh I don't like it. I'm not opposed to buying a fixer upper as I think it would make some good YouTube content as well as potentially save a lot of money but for what you're considering, I wouldn't want to deal with the background checks/landlord rules/fees as well as the lack of space in that place. If I had the time, skills, and resources to fix it up it might make a neat home for 1-2 people. Something like a townhouse or small regular house would probably be a better buy and you could probably get a fixer upper outside of town for a good price.
